The Littoral Warfare Research Complex is a 3-story structural steel and load bearing concrete tilt-up building constructed in 2006. The building has a modified bitumen roof, and an exterior consisting of exposed tilt-up, brick and EIFS veneer. In 2007 the building was awarded the Winner of 2007 Tilt-Up Achievement Award by the Tilt-Up Concrete Association (TCA). Unfortunately, some time after this, the building began experiencing water intrusion. After years of water intrusion into the building, IEI was contracted to investigate the cause and engineer repairs. IEI studied the as-built drawings, interviewed building users, conducted water spray testing, thermography, and excavated probes through the brick veneer and EIFS. What IEI found was poor original design detailing and construction practices. The detailing deviated from the standard of care established many years prior to the issuance of the drawings. In general, the building openings lacked drip edges, and the lack of appropriate and/or improperly terminated flashing. IEI is currently awaiting authorization to proceed with engineering repairs.
