Due Diligence Survey
Hurt Plaza, Sidewalk Vault Analysis and Repairs
Atlanta, GA
Built in 1926, Hurt Plaza is on the National Register of Historic Places. IEI performed survey and document research to create a composite structural drawing of first elevated building level for condition survey. Conducted condition survey of exterior basement walls and sidewalk support structure. Performed a cursory structural analysis of exterior wall and sidewalk structure for existing conditions and the Atlanta Streetcar. Prepared condition assessment report with recommendations for remedial work and engineered shoring of sidewalk and basement wall to support Atlanta Streetcar surcharge loading.
Lafarge Aggregates Plant
Lithonia, GA
Performed structural condition assessment of a fractionated aggregate plant originally constructed circa 1920. The analysis identified damaged deteriorated structural components in need of repair and structural modifications that needed to be engineered and reinforced. These included gravity carrying members that include columns, vertical truss webs and tunnel ceiling slabs, and lateral load carrying members including bracing and connections that have been removed and/or modified. Additionally, recommended the rust be removed and the steel repainted to minimize further deterioration.
Magnuson Hotel
Smyrna, GA
Pre-Purchase structural condition assessment of 77 room, 50,000 SF, 4-story hotel consisting of metal roof deck on light gauge roof trusses on load bearing light gauge metal stud construction with composite concrete and metal floor deck. The building also has structural steel in the lobby and pool areas and is supported on shallow spread foundations.
River Parkway Apartments
Atlanta, GA
Conducted a due diligence survey to investigate the structural condition of flat and gable portico roofs at representative apartment buildings identified as having the worst potential cases of roof deterioration. With the exception of some minor water leakage around ventilation fan on portico roofs, the roof deck and trusses appeared to be in good condition. The main concern resulting from the investigation was the girder beam located at the leading edge of the flat roofs.
